It is understood that the proposed plans for the site comprise the conversion / demolition of existing buildings on site to form 8 dwellings (in accordance with low energy design principals) with garages, associated access, parking and infrastructure.

Evidence of roosting was present in Buildings B2, B3, B4, B5, B7 and B11 in the form of fresh pellets and whitewash on rafters and floors. Evidence was previously recorded in B6 as well.

The survey found that buildings B2, B3 and B4 are currently active barn owl roosts with evidence of regular use for roosting with fresh pellets present. During the surveys barn owl(s) were flushed from both areas B2b and B3a.

It is highly likely that the Farmstead is a breeding site for barn owls. Buildings B2 and B7 have both been identified as potential nest sites (PNS) with the loft in B2b considered likely to have been used this season although neither PNS could be confirmed due to limited access.

Mitigation for barn owls, in the form of temporary and permanent boxes, permanent breeding site provision (owl lofts) and habitat creation will be required on this site.

The site has also been identified as a nesting site for several other bird species including feral pigeons, corvid, swallows and kestrels and likely other small passerine birds and mitigation in the form of artificial nest sites have been recommended in the Ecological Impact Assessment for this site (Abricon, 2024)
