25/00380/FUL Higher Farm Cottages Higher Farm Lane Conversion of the existing two dwellings into a single dwellinghouse

REFUSE PERMISSION FOR THE FOLLOWING REASONS:

1. The proposed development by reason of its scale, siting and design would result in result in a dwelling that is disproportionate to the scale of the original dwelling, in excess of what could be achieved without the need for formal planning permission and as such, the proposal is considered contrary to Policy HG8 of the South Somerset Local Plan.
2. The proposed extension by reason of scale, siting and design would result in adverse harm to the setting of the existing Non-Designated Heritage Assets and is therefore considered contrary to Policies EQ2 and EQ3 of the South Somerset Local Plan and Chapter 16 of the National Planning Policy Framework.
