Erection of a four-bedroom dwelling (Use Class C3) on land adjacent to The Podymore Inn, utilising existing access off Podimore Road, with associated parking and landscaping, including reconfiguration of beer garden, children play area and car park of the public house.

In principle, we do not object. However, a section of this parking area is covered by Highways rights and therefore cannot be allocated to a specific dwelling.

You may remove highway rights via Section 247 of the Town and Country Planning Act, or alternatively, provide additional parking on-site.

Once we are advised further, we will be able to make an appropriate recommendation.
