Thank you for your report which I have read, I am concerned regarding the flooding of this site and would ask that a plan or condition to put a plan in place for evacuation and safety of both the staff and animals is in place. With this noted I am satisfied for the application to be determined under delegated powers as the proposal will support the expansion of an existing business in the countryside as well as the local economy. The scale of the enterprise, level of noise and traffic that the development generates as well as the distance to the nearest residential properties indicates that there would be no significant adverse impacts upon the living conditions of neighbouring occupiers, visual amenity or highway safety.
Following deliberation, the Chair and Vice Chair resolved to agree that the applicaiton be delegated subject to the impsoition of the following condition:
‘Within 3 months of the date of this decision 29th May 2025 , details on safe access and egress for both staff and dogs as part of an agreed emergency plan during a flood event, shall be submitted to and approved in writing by 29th August to the Local Planning Authority.
This shall include details on how owners will be made aware of flooding events.
Reason: to ensure that safe access and egress can be achieved during a flood event.’
